Many homes in Florida are bought by foreigners and families from out of state, the majority of which already own their own homes outright. Because they have equity, the lending institutions are far more interested in lending money to them as the risk is much less and the homebuyers have "collateral value" which is immensely important to banks especially right now.
Family investors who bit off more than they could chew, by buying a second or third home in Florida or even multiple properties for investment purposes with little or no money down are unfortunatley hurting at the moment. Often cajoled into buying a property in Florida by "overly keen" sales people and poor banking checks, many of these "investors" will end up in the bankruptcy courts or similar in the near future. However, as you are currently reading this article, we will presume - rightly or wrongly - that you are not one of these "unfortunates" but one of the more savvy investors with money to spend now and the realisation that now is the perfect time to invest in a new home in Florida! Florida homes are a much desired investment in the sunshine state and one that can offer a rental return in many areas. Florida homes of course, are not just for out of state and overseas owners who are looking for a vacation home or second home in the sun. There are close to twenty million people that call Florida home on a full time basis, the surprising thing perhaps, is that it is the fourth most populated state in the USA, but even more interesting is that Florida welcomes eighty milllion tourists each and every year and a growing number of these visitors are deciding to buy real estate in Florida, especially foreign buyers who can take advantage of the weak dollar and can afford to buy a vacation home in Orlando or on the coast, that can rented out for some of the year and the baby boomers who are in a strong financial position and buy a new home in Florida for cash, more often than not a Florida beach property, where they can enjoy the balmy breezes and the lapping of the waters against the shorelines as they listen to the folks back home moan about how cold it is.
Since 2005, when the Florida real estate bubble began to deflate, the price of real estate in Florida has dropped, some areas more than others, but now we are seeing buyers once again entering the market as they realise that they can now afford that perfect property in Florida and at prices that everyone thought would never be seen again. Vacation homes in Florida, predominantly in Orlando are selling well especially since the developers are offering some great deals on pre construction vacation homes near Disney and the surrounding areas. Second home buyers are snapping up some very cheap property on the coasts from Sarasota down to Naples and even the Florida Keys waterfront homes are a bargain compared to just a few years ago. Luxury homes in Florida are currently doing very well and standing their ground pricewise, although there have been occasions where one or two of these million dollar homes have been sold at discount prices and that means with a few million knocked off the price.

Florida real estate is more attractive than ever

is now a buyers market, with a wide choice of

often yields a good return once the development
