Miami Real Estate for Sale

Miami real estate has been one of the hottest real estate markets in America for decades, but during the last couple fo years, as with many other areas. Miami has felt the pinch and seen real estate prices fall and then fall again.

Yet through all of the trials and tribulations there is still a high demand by tourists for Miami and its surrounding towns and cities. Out of state and overseas buyers, especially from Canada and Europe who have been taking advantage of the very weak dollar, are still buying properties in Miami.

Why you may ask? Simply because it make sense! If overseas buyers can buy a piece of Miami real estate while the prices are considerably lower than in recent years AND the dollar is weak, the risk of losing money is actually very small for those with a long term investment strategy.

When the real estate market starts to climb back up the ladder again - and early signs from April are already showing this - they will achieve a capital gain in the property

When the dollar strengthens again - which it will - they are achieving a secondary gain based on the currency exchange factor.

Perhaps it will be the foreign investment market that will come to the rescue of the real estate market as a whole, meanwhile, it is certainly going to have a positive effect on the Miami real estate market.

As inventary gets sold, the demand for new homes will once again appear, maybe the developers AND the lending institutions will not be as greedy as last time - I won't be holding my breath or placing a wager on that!

Short term forecasts may not seem too rosy, but when did good news ever sell newspapers

The bottom line remains: Miami and Florida is a gret place to live and work. It is one of the most important vacation destinations in the world and regardless of what the baby boomers decide to do with their money, as long as the sun shines, Miami and south Florida will be alright. There may be a few casualties on the way, but it will be alright in the end!

Real estate in Miami has increased in value decade after decade, perhaps not at 50% a year but on the whole there is not one property in miami today that is worth less than it was worth twenty years ago. The key is to treat the home purchase as an investment, which is exactly what it is. Buy a property you can afford not one that the bank tells you can afford. Put 20% or more down on it and enjoy!
