Florida has earned the reputation, not only as a great place to live, but also as a location that delivers respected occupancy levels year on year.

The buying process for a vacation home and a regular home is the same, however there are some important aspects that you and your realtor will need to discuss. Florida vacation homes should ideally be within a "Rental Zone". A rental zone is an area, county, sub-division or development that allows you to rent out your property.

 

There are numerous variations:

  • The vacation home can be rented out at any time without restriction
  • The vacation home can be rented out only on a weekly basis - not daily
  • The vacation homes can be rented out on a monthly basis
  • The vacation home has a minimum three month contract

There are more and at times the lists can appear endless. As you can see, you will need an experienced realtor to assist you in finding a vacation home that will meet your expectations. It means that because you are paying less for the property AND banks are once again demanding 20-30% down, YOUR mortgage payments will be less than those of owners who bought a few years ago. Why should I charge less for my property than anyone else?

Charging lower rental rates for your vacation home when the economy is struggling means that more families will be able to afford to take a vacation. But more importantly for you you will be building a loyal relationship with these families at a crucial time, when your new development is still finding its feet. As the market gets stronger you will be able to increase your rates and STILL be competetive. Families who vacation each year can be very loyal to the owner of a vacation home, when they feel that they have had a great vacation, recieved value for money, but equally importantly had a warm welcome and been sent plenty of current information about the booking process on a regular basis. This creates confidence with the owner and lets face it when you are sending thousands of dollars to a complete stranger there is always some unease and negative speculation that the property could be horrible or even if it exists! Trust and reliability are the key factors from the renters point of view and once you have earned their trust, it is difficult for them to give it up!

Then there are Orlando vacation homes whose demand is always high, especially when they are within a short drive of the theme parks. A decade or so ago, an ideal vacation home was with ten minutes of Disney and areas such as Kissimmee and Davenport expldoded with new vacation home resorts. The area has expanded through the years, but so have the theme parks and they are now a little more spread out which means that most vacation home resorts are now within ten to fifteen minutes from a theme park and a shopping mall.

One of the lessons that we can learn from Orlando is that the majority of tourists prefer to rent a vacation home rather than a condo or a townhome. With approximatley 70% demanding a vacation home it surely makes ense to buy a home rather than any other type of property.

With the dollar remaining weak, overseas buyers are taking advantage of opportunities to buy vacation homes at very cheap prices, especially those from Canada, Europe and Britain where one pound buys almost two dollars. That equates to almost half price! These overseas investors are in the extrememly advantageous position of knowing that they are buying at very low prices but also, as the dollar strengthens in the future, they will also make profit when they repatriate their monies.

Pre construction vacation homes offer some of the best deals at present due to developers needing to sell homes in order meet their financial obligations but also as they begin to rebuild their order books for later this year and next. You can buy some fantastic vacation homes at the moment and with the help from your realtor, reiceve discounts, closing costs paid and /or free upgrades.
