Florida New Homes for Sale
Florida new homes are always in demand in the Sunshine State, due to the huge amount of families that relocate to Florida each and every year. Add to these the families that move within the state AND the second and vacation home markets and there is no wonder that demand for Florida new homes.
We have all read about the slow down of the real estate market in the United States but let us take a closer look at Florida. Florida was the first state to really feel the downturn and in fairness we have seen prices fall by upto 35% in some areas.
But now we are finally getting some good news with sales in southwest Florida leading the charge. For the first time since 2005, the amount of properties closing is on the increase. Lee county as a whole is doing very well at these new lower prices. As are the Naples and Bonita Springs markets who have also stated that properties are once again being sold in increasing numbers. Even Orlando has evidently turned the corner and had more closings this April than it has seen in the last few years.
New homes are playing a large part of this resurgence in the Florida property market as developers have bent over backwars to sell inventary. Now that many of these new homes have been sold, the private home owners are finally getting an opportunity to sell their new homes that they bought when realistically they could not afford to, with "No Money Down" mortgages.
Mortgages are still readily available to most home owners as long as they can show a solid credit history and have 20-30% to put down as a deposit. The rules never really changed, it was just that the financial institutions and lenders got too greedy and coerced a certain number of prospective home owners into borrowing more than they could afford.
When all is said and done Florida is still Florida, the sun is still shining, the tourists are still arriving, the climate is one of the best in the whole of the United States and when compared to many large cities and areas in the more northern states, the prices in Florida are very attractive.
If you care to compare property prices with Europe, then prices in Florida are very, very cheap not only given the recent drop in home values but also due to the weak dollar. A new home in Florida is a dream come true for many families from all over the world whilst second homes, vacation homes and new homes for retirement are within the grasp of hundreds of thousands of Americans.
Affordability is one of the key points to consider when buying any new home and Florida offers it in spades, especially at the moment for Europeans, Canadians and many states in the US.
